We apply a 24% commission on the accommodation revenue, after deducting the platform's commission (Airbnb, Booking...) and the cleaning fee, which is entirely yours: we never charge on the gross. As a share of what the guest actually pays, the real effect is closer to 18%. Itemised in each monthly settlement in SEDA OS. There is no fixed fee and no exit penalty. The first three direct signings pay no onboarding fee; the fourth and fifth pay €490 and after that the fee is €1,290 (excl. VAT).

A SEDA team employed locally on the Costa del Sol, available 24/7 through the Guest App. Routine queries are pre-filtered by Ask SEDA (AI concierge) and escalated to a human concierge as context requires. Average response time: under 2 minutes.

SEDA OS prepares the tourist-rental informational declarations required by the AEAT and includes integrated guest registration, ready for reporting to SES.Hospedajes (RD 933/2021). SEDA does not file tax returns on the owner's behalf: we hand over the documentation in the format your tax adviser requires, and your tax adviser files it.

No. The entire process (valuation, contract, onboarding, photography, listing and operation) is signed digitally. Contracts are signed using digital identification and a qualified seal.

Yes. Block the dates in SEDA OS or the Owners Portal. The team prepares the home for your arrival as it would for any other stay, at no additional cost (only housekeeping and replenishment at internal rates).

We assess architecture, location, privacy, local operational capacity and fit with the SEDA standard. We do not work with every property. The analysis is confidential and without commitment.

Sixty days' notice, no penalties. Confirmed bookings are honoured up to their departure date. Operational data, professional photography and reviews belong to the owner and are exportable at any time.
