A SEDA team employed locally on the Costa del Sol, available 24/7 through the Guest App. Routine queries are pre-filtered by Ask SEDA (AI concierge) and escalated to a human concierge as context requires. Average response time: under 2 minutes.
SEDA OS prepares the tourist-rental informational declarations (Modelo 179/238, as per current regulation) and includes integrated guest registration, ready for reporting to SES.Hospedajes (RD 933/2021). For non-residents (IRNR), our tax team prepares the documentation and supports you through filing.
No. The entire process (valuation, contract, onboarding, photography, listing and operation) is signed digitally. More than 60% of SEDA owners are non-residents. Contracts are signed with qualified digital identification.
Yes. Block the dates in SEDA OS or the Owners Portal. The team prepares the home for your arrival as it would for any other stay, at no additional cost (only housekeeping and replenishment at internal rates).
We assess architecture, location, privacy, local operational capacity and fit with the SEDA standard. We do not work with every property. The analysis is confidential and without commitment.
Sixty days' notice, no penalties. Confirmed bookings are honoured to their departure date. Operational data, professional photography and reviews belong to the owner and are exportable at any time.
